Brief Introduction Of Out House Rules

Guest House Rules and Regulations

At Livestay, we’re committed to providing all guests with a comfortable and enjoyable stay while ensuring respect for our properties and neighbourhoods. By booking with us, you agree to adhere to the following policies:

Parties and Noise: Parties, loud music, and any disturbances to neighbours are strictly prohibited. CCTV cameras monitor communal and external areas. Guests breaching these rules will be asked to vacate immediately without a refund, and any deposits may be retained. Our properties cannot host celebrations, hen nights, stag dos, or similar gatherings.


Smoking: Smoking is strictly forbidden in all properties and communal areas. A deep cleaning fee of £200 will apply if smoking evidence is found.


Occupancy Limits: Only the number of guests specified on the reservation may stay in the property. Any additional guests must be pre-approved. Unauthorised guests may result in eviction or additional charges.


Illegal Activities: Livestay enforces a zero-tolerance policy towards illegal activities, including drug use, undeclared guests, or solicitation. Such actions will lead to immediate cancellation of your reservation without a refund.


Late Checkouts

Standard Checkout: Check-out time is strictly at 3:00 PM to allow housekeepers adequate time to prepare for the next guest.

 

Late Checkout Charges: Late checkouts must be requested at least 24 hours in advance and are subject to availability. Charges are £35 for the first hour and £30 per hour thereafter.

 

Unscheduled Late Checkout: If you fail to vacate by the agreed checkout time without prior notice, the same charges will apply.Damages, Missing Items, and Deposits

 

Damage Deposits: For certain bookings, a £300 pre-authorised damage deposit is required. This amount will be frozen in your account one day before check-in and released within 7 days after checkout if no damages are reported.

 

Damages and Missing Items: Any damaged or missing items, including furniture, electronics, or houseware, will be deducted from your deposit or charged to the lead guest’s payment card.

 

Hotel Supplies: Extra linen, toiletries, or towels stored for future guests must not be used. Let us know if you require additional supplies during your stay.

Verification and Security

Identification Requirements: The lead guest must be at least 21 years old and provide valid photo identification matching the booking details. Credit or debit card information used for the booking must correspond to the guest’s ID.

 

Pre-Authorisation Checks: All bookings require ID verification via our management platform “Charge Automation.” Failure to comply may result in the cancellation of your booking.

 

Key and Fob Returns: All keys and fobs must be returned to the designated lockbox upon checkout. Failure to return these will incur a £150 replacement charge.

Cancellations

Strict Cancellation Policy: All payments are non-refundable once the booking is confirmed.

 

Rebooking Flexibility: In the event of cancellation, we may assist with finding alternative dates. Any refund will depend on successfully rebooking the property for the same period.

 

Problem Resolution: If you encounter any issues during your stay, please notify us immediately. We aim to address concerns promptly and fairly.

Support

Our team is available from 8:00 AM to 9:30 PM daily for assistance. Should you require help outside these hours, please call our dedicated after-hours line.

Guest Dashboard

Upon check-in, you will receive access to our Guest Dashboard, containing important information such as:
• Wi-Fi details
• Parking instructions
• Appliance manuals
• House rules
• Emergency contact numbers
